"Rental Cash Damming" works.

Who Qualifies?

For Rental Cash Damming you must have a primary residence with a mortgage or second home like a cottage with a mortgage.
You need a source of rental income from a rental property or a second unit in your primary residence. If you don’t, you must be able to qualify to purchase a rental property or be able to add a second unit to your primary residence.
If your source of rental income is from a rental property, it must be owned in your personal name.
If your mortgage isn’t currently structured correctly, you will need to qualify with a bank in order to restructure it correctly.

Is this available in every province?

Yes, cash damming is a federally approved mortgage strategy. However, Freedom10 is not available in Quebec. For Quebec clients, please contact us for a referral to a reputable provider.

Why isn’t everyone doing this?

The truth is, many people—including professionals like accountants, mortgage brokers, and especially retail bankers—aren’t familiar with this strategy. It’s a specialized approach that isn’t widely known. Even if your accountant knows the rules, it can be difficult for them to guide you through the implementation. That’s why we’ve partnered with a Certified Professional Accountant, ensuring you have expert support from both sides to navigate this process effectively.

If we have an AirBnB property, can we use this as the rental income source?

In theory, yes. However, the challenge with AirBnB or any short-term rental income is the potential for changing regulations and government policies. To avoid future complications, we generally advise against relying on short-term rental income for Cash Damming, ensuring your strategy remains stable regardless of policy shifts.
